Welcome! I want to guide you through the process and all you need to know about renting in Barbados.
To get started, I would like to learn a bit more about you and what you are looking for so I can send you rental options that genuinely fit your needs.

Thank you for completing the first step. That information is very helpful to share the initial set of property options.
In anticipation of securing a rental, I recommend completing the form attached in advance. Some properties in Barbados move quickly, and having this information ready allows us to proceed promptly should you wish to move forward.
Requirements:
1. Completed tenant application form. (The property name and the amount can be left blank until we have identified a property for formal submission.
Every other field should be completed, including your preferred start date and end date, even if this needs to be updated as knowing this is very important)
2. Copy of valid identification.
3. Personal statement. This helps add a personal touch and allows the landlord to better understand who you are. Sample statements will be available to view upon request.

4. A signed job letter from your company
5. A copy of your Bank statement / a letter from the bank with proof of funding

FAQ's on working with Realtors in Barbados
Question:
How do I select a Realtor?
Answer:
In Barbados, we don't have an MLS, so many persons work with multiple agents on island to find a property, but you don't have to, there is an better, more efficient way. While, like any method, there are pros and cons, here is why I suggest you work with a trusted realtor.
• Saves you time
• Your trusted realtor will get to know your preferences over time and build a relationship with you, discussing options of interest to you.
• A consolidated list, most of the agents on island work together and therefore if you find links to properties you like, to streamline your process and not have to speak with multiple agents, where you have to keep track or where you saw which property, coordinate viewings across multiple people, with possible time overlaps or mixing up times. One dedicated agent you can share all the links you find in addition to them sharing their own is invaluable to a smooth process on island.

Do I have to work with one realtor on island?
Answer:
Short answer no, but I hope the reasons above show the value of why selecting the right agent can be helpful to you.
Listen, I know you have options when selecting a realtor, and I am thankful you have reached out and are considering working with me. Chances are you may have already reached out to other realtors too, and that's okay. It is my hope that this helps in weeks ahead you can make an informed decision on the best way to navigate the real estate market on island.

Do I pay a realtor?
Answer:
No. In Barbados all fees are paid by the landlord and therefore any two agents on island can work together and co-broke any property of interest, so if you see a property you like, reach out to me, if I am selected as your preferred agent and I can look into the property on your behalf.

Viewings and Offers
An outline of how viewings work, including remote options, and what to expect when submitting or considering an offer.
As a quick note, and in case you missed it in the rental guide, I wanted to highlight some key information that is helpful at this stage of the process.
Typically, landlords in Barbados require payment of:
• The first month’s rent
• The last month’s rent
• A security deposit
As we work towards identifying a home that feels like the right fit, it would be helpful for me to understand where you are in your rental journey. Would you be comfortable proceeding with these three payments at the point of securing a property, or might you require a little additional time to arrange them?
This insight allows me to guide you more effectively and to help determine an appropriate tenancy start date, particularly if this differs from the date noted on your application form.
Where timing or structure needs to be discussed once a suitable property has been identified, I am always happy to have those conversations with the landlord where appropriate so expectations are aligned on both sides.

When you are not currently on island or are unable to view a property in person, I always aim to provide as much clarity and comfort as possible before you make a decision.
Where possible, I recommend:
• A pre recorded video of the property
• A viewing by a trusted proxy on your behalf
• A live video call with me so I can walk you through the home in real time
Depending on timing, current occupancy, or how quickly an application needs to be submitted, these options may not always be available. In all cases, photos are provided and my role is to highlight key details and answer questions.
When a property is secured without an in person viewing, our standard procedure is to have a waiver form signed for our records. This simply confirms that the decision is being made without physically viewing the property and ensures all parties are aligned.
A copy of the waiver will be available to review in advance.

Let's decide which properties you want to see based on the criteria we selected above. Based on time and availability, we will set them up.
Now that we have identified a rental that feels like the right fit and you would like to move forward, I will guide you through the next step of the process.
From time to time, a property may receive interest from more than one applicant. In those situations, it can be helpful to present a clear and thoughtful application that gives a complete picture of who you are as a prospective tenant.
This may include the short personal statement already prepared from our earlier step in the process, along with any supporting information that helps demonstrate reliability and suitability for the property.
In some cases, applicants may also choose to strengthen their proposal through the terms they offer, such as the rental amount or the length of the lease. Every situation is different, and where relevant we can discuss what may be appropriate.
At this stage, I recommend scheduling a brief call so we can review your rental application together and confirm the details before submitting your offer to the landlord. Once submitted, we will await their feedback.
A question that often comes up at this stage is how long it may take to receive a response.
Typically, once an application is submitted, if there has been additional interest in the property, the landlord may allow a short window for other applications to be considered before making a decision. This period is often around seven days, though timelines can vary depending on the situation.
My role at this stage is to help present your application clearly and professionally so that everyone involved can make a well informed decision and the process can move forward smoothly.
While we always hope the first application leads to a successful outcome, there may be occasions where a landlord receives more than one strong application and must ultimately make a selection that may not go in your favour. If that happens, please do not feel discouraged. We simply continue the process together and focus on the next opportunity. For now, our focus is on presenting your application as clearly and strongly as possible.
The next step is our call, where we will go through the application form already completed. All you need to do is 1) Fill in the name of the property, 2) The amount you would like to offer along with your ID and Personal Statement (and any agreed documents if any), and I will submit your application.
From Offer to Move In
A clear guide through lease preparation, payments, and the final steps before moving in.
So we have found you a home you like and your offer has been accepted. Congrats!
The next step is the preparation and signing of the lease and the payment of the agreed funds. The lease will be sent to you for review and signature. Many clients prefer to review the lease while arranging payment, and this is typically shared within forty eight hours.
Please note:
• Ensure signatures and witness sections are completed correctly.
• International wire fees and currency conversion charges may apply. Any shortfall must be covered.
• Any sample conversion provided is for reference only. Please be guided by your Bank and the final amount received will be confirmed once received.
Here, I will send a note introducing you to the landlord. From here you can interact with him directly.
Once the lease is signed and payments are completed, the final step is to introduce you directly to the landlord. From this point, ongoing communication relating to the tenancy will be between you and the landlord.
Here is typically what the note will say.
• The inventory, which forms part of your lease, should be reviewed at check in or at a mutually agreed time. I strongly recommend taking photos or a short video for your records.
• I will also share a renter reference package with practical information that may be helpful as you settle into your new home.
This marks the close of the formal rental process, but it is not a goodbye.
Though this is not goodbye and this is covered already:
Key points to note:
• If available I will share some additional details with you on the property as I want you to feel very settled when moving in.
• My services do not include lease administration, tenant or property management, or inventory checks. It is important to establish a good relationship with your landlord as going forward they will be your first point of contact or their Property Manager.
Bills form part of lease administration, which is not within the scope of a realtor. That said, over the years, I have identified some key steps that are important to note and will share this with you as a guide. Please take your final advice from your landlord as each property will be different, including what is covered by you and the landlord, and how they go about each rental.
The below applies if the Bills have to be transferred into your name.
