The next form contains details that are required for a formal application to a landlord. Some questions may overlap, which is intentional and helps make the application process smoother once we identify a suitable property.
In anticipation of securing a rental, I recommend completing this in advance. Some properties in Barbados move quickly, and having this information ready allows us to proceed promptly should you wish to move forward.
Requirements:
1. Completed tenant application form. The property name can be left blank until agreed with the landlord.
2. Copy of valid identification.
3. Personal statement. This helps add a personal touch and allows the landlord to better understand who you are. Sample statements will be available to view.

In Barbados, we don't have an MLS, so many persons work with multiple agents on island to find a property, but you don't, there is an beter more efficient way. While, like any method, there are pros and cons, here is why I suggest you work with a trusted realtor.

Viewings and Offers
An outline of how viewings work, including remote options, and what to expect when submitting or considering an offer.
As a quick note, and in case you missed it in the rental guide, I wanted to highlight some key information that is helpful at this stage of the process.
Typically, landlords in Barbados require payment of:
• The first month’s rent
• The last month’s rent
• A security deposit
As we work towards identifying a home that feels like the right fit, it would be helpful for me to understand where you are in your rental journey. Would you be comfortable proceeding with these three payments at the point of securing a property, or might you require a little additional time to arrange them?
This insight allows me to guide you more effectively and to help determine an appropriate tenancy start date, particularly if this differs from the date noted on your application form.
Where timing or structure needs to be discussed once a suitable property has been identified, I am always happy to have those conversations with the landlord where appropriate so expectations are aligned on both sides.

When you are not currently on island or are unable to view a property in person, I always aim to provide as much clarity and comfort as possible before you make a decision.
Where possible, I recommend:
• A pre recorded video of the property
• A viewing by a trusted proxy on your behalf
• A live video call with me so I can walk you through the home in real time
Depending on timing, current occupancy, or how quickly an application needs to be submitted, these options may not always be available. In all cases, photos are provided and my role is to highlight key details and answer questions.
When a property is secured without an in person viewing, our standard procedure is to have a waiver form signed for our records. This simply confirms that the decision is being made without physically viewing the property and ensures all parties are aligned.
A copy of the waiver will be available to review in advance.

Let's decide which properties you want to see based on the criteria we selected above based on your preferred dates and time and the availability we will set them up.
From Offer to Move In
A clear guide through lease preparation, payments, and the final steps before moving in.
So we have found you a home you like and your offer has been accepted.
The next step is the preparation and signing of the lease and the payment of the agreed funds. The lease will be sent to you for review and signature. Many clients prefer to review the lease while arranging payment, and this is typically shared within forty eight hours.
Please note:
• Ensure signatures and witness sections are completed correctly.
• International wire fees and currency conversion charges may apply. Any shortfall must be covered.
• Any sample conversion provided is for reference only. Please be guided by your Bank and the final amount received will be confirmed once received.
Here, I will send a note introducing you to the landlord. From here you can interest with him directly.
Once the lease is signed and payments are completed, the final step is to introduce you directly to the landlord. From this point, ongoing communication relating to the tenancy will be between you and the landlord.
Here is typically what the note will say.
•
• The inventory, which forms part of your lease, should be reviewed at check in or at a mutually agreed time. I strongly recommend taking photos or a short video for your records.
• I will also share a renter reference package with practical information that may be helpful as you settle into your new home.
This marks the close of the formal rental process, but it is not a goodbye.

• My services do not include lease administration, tenant or property management, or inventory checks. It is important to establish a good relationship with your landlord.
